Overview

The Association contracted SES Construction LLC to hydrojet, flush, and clean the community’s landscape and storm drain system. This preventive maintenance clears built-up sediment, roots, and organic debris from catch basins and underground lines to ensure unrestricted stormwater drainage across the property.

During onsite work, our plumbing technicians discovered 3 additional drain locations that were not marked on the property's original utility map. The Board approved cleaning these additional drains while equipment was already mobilized on site.

Scope of Work

High-pressure hydrojetting equipment was mobilized to clean accessible drain lines, inlets, and catch basins throughout the community. Visual flow testing was performed to identify hidden blockages or restricted drainage pathways, and all extracted sludge and debris were removed from the property.

Hydrojetting & Debris Extraction

High-pressure water jetting cleared roots, dirt, and sediment from piping interiors without damaging underground lines. Catch basins and inlets were flushed out, restoring full pipe capacity to handle heavy rainfall.

Flow Testing & Map Updating

Technicians performed visual flow tests across the system. The 3 unmapped drains discovered during testing were immediately cleared and have now been permanently added to our property utility records for future maintenance cycles.

While underground drain cleaning doesn't offer "before-and-after" photo opportunities like painting or fencing, it is one of the most vital capital protection measures our community undertakes:

Clearing sediment and root blockages ensures stormwater can swiftly exit common areas and walkways during severe Texas downpours, eliminating standing water and slick hazards.

Protects Building Foundations

When landscape drains back up, trapped water saturates the soil directly against building slabs. Keeping rainwater flowing away from foundations helps mitigate soil swelling and structural settling.

Adding the 3 unmapped drains while the hydrojetting truck and plumbing crew were already mobilized ($450) saved the HOA from paying separate emergency mobilization fees in the future.
