Why is this important?

The Reserve Study is a long-term capital budget planning tool that identifies the status of the Reserve Fund and creates a stable Funding Plan to offset future major common area expenditures.

Key Objectives:

  • Identify current Reserve Fund status.
  • Create a stable, equitable Funding Plan.
  • Ensure sustainability for community infrastructure.

Implementation Progress & Roadmap

As we navigate our second year of the Reserve Study implementation, the initial development and planning phases have successfully concluded. Our primary focus is now on active project execution, structural evaluations, and long-term financial monitoring.

Phases 1 & 2: Development & Planning

Completed (2025)

Vendor bidding, site visits, draft reviews, and alignment with the FY2026 budget have been fully executed. The Board officially adopted the Reserve Study and a unified Quarterly Visual Maintenance Checklist.

Phase 3: Execution Phase

In Progress (2026)

Priority projects are actively launching. The Carlisle landscape enhancements, building exterior power washing, and flagstone repairs are completed. Priority structural and plumbing evaluations are currently underway.

Phase 4: Financial Monitoring

On-Going

The 2026 budget was successfully adjusted to include a $100,000 reserve contribution. As of year-end 2025, the Reserve Fund reached a 69% funded status, successfully exceeding the study's initial 53.5% projection.

Phases 5 & 6: Updates & Comms

In Progress

The Association will process "no-site-visit" updates to the Reserve Study for 2026 and 2027, with the next full site visit scheduled for 2028. Owner feedback surveys (conducted June 2026) and townhall communications are actively guiding our roadmap.
