Project Overview
Following a careful review of 5 competitive estimates, the Board approved moving forward with Rolling Suds to clean all 11 Buildings spanning approximately 110,000 SQFT. Rolling Suds is a nationwide, direct contractor whose specialized, primary focus is building cleaning and power washing.
This large-scale, preventive maintenance project was designed to preserve the building envelope, remove mold and mildew, and completely revitalize our community's white stone exteriors.
Financials & Funding Strategy
Total Cost: $38,699.38
Because this project serves to protect and maintain our core assets, it was funded directly from Reserve Funds. Moving forward, this comprehensive exterior cleaning and window washing cycle will be officially incorporated into our future Reserve Studies to guarantee it remains properly funded.

Scope of Work: The Rolling Suds Advantage
Rolling Suds was selected due to their highly specialized expertise and the comprehensive nature of their proposal.
Deep Cleaning & Rust Treatment
- Mold & Mildew Removal: The team expertly cleaned and rinsed our buildings to remove unsightly mold, mildew, and dirt.
- Targeted Rust Treatment: They utilized a specialized, concrete-safe rust remover to target and lift deep stains caused by fertilizer, battery acid, irrigation systems, or metal objects. This process restored the appearance of the concrete without causing surface damage.
Windows & Property Protection
- Streak-Free Windows: Their work provided for the complete post-wash cleaning of 365 exterior windows, ensuring a clear, streak-free finish.
- Landscaping & Item Protection: They utilized careful procedures to ensure sensitive items and plants were protected during the execution.
- Aerial Lift Safety: Safe access to elevated areas was provided via aerial lift rental to ensure a thorough exterior cleaning.
