Project Overview

This final phase of the project aims to restore community beauty and establish sustainable maintenance standards. This marks the conclusion of the strategic restoration efforts launched two years ago, creating a "complete" baseline for the community grounds.

Post-restoration, the Association will shift to routine maintenance and strategic, one-off replacements to preserve the established landscape. All new plantings will occur during optimal seasonal environmental windows.

The Landscape Committee has officially approved two distinct proposals for the community grounds:

Scope of Work: Main Contract (Property & Carlisle Street)

The primary goal is asset restoration: replacing bushes and groundcovers to return the community to full landscape density.

Groundcover Replenishment

  • Jasmine: Install at units 2, 5, 13, 14, 15, 17, 18, 19, 20, 21, 22, 26, 28, 29, and 30. Additionally, Jasmine will be added along the Carlisle Street border between the retaining wall and sidewalk.
  • Mondo Grass: Install at units 1, 3, 6, 7, 8, 9, 10, 11, 12, 13, 17, 18, 23, 26, 29, and 30.
  • Liriope: Install at units 15, 19, 22, 24, 26, and 28.

Bushes & Oak Management

  • Bush Replacements: Plant specific shrubs at units 1, 2, 12, 14, 15, 17, 21, 22, 27, and 28. This includes the installation of 17 Dwarf Burford Holly shrubs and a 15-gallon Texas Redbud at Unit 27.
  • Live Oak Root Sprouts: Active sprout sites require pulling or trimming. Roots are being contained by walls, forcing sprouts upward. Long-term solution: treat sprouts as ground cover and maintain via regular cutting.

Scope of Work: Bowen Corner Enhancement

The Bowen area enhancement is fully approved to implement a specialized, layered layout for the corner:

  • Flower Installations: Seasonal color flowers must arch behind the grass edge.
  • Sunrise Ligustrum: Sunshine Ligustrum will be planted to arch behind the flower bed for height and color.
  • Fill & Perimeter: Jasmine will be used to fill in the remaining area, and 5 Burford Holly shrubs will be planted to complete the edge around the parking space.
  • Additional Services: Irrigation will be reconfigured to support the new layout, and targeted tree removal will be completed per the approved site pictures.
